A Homebuyer Drain Survey is a pre-purchase CCTV inspection that tells you what condition the underground drainage is actually in before you exchange contracts. It's a small spend at the most consequential point — between offer and exchange — and almost always pays for itself either as peace of mind, as a price negotiation tool, or, occasionally, as the report that stops a bad purchase before completion.
Most buyers assume their RICS HomeBuyer Report or Level 3 Building Survey covers the drains. It doesn't. Standard property surveys look at visible structure, manhole covers and very obvious surface issues — they don't lift covers or run a camera. The drainage from your house to the boundary (and often beyond) is your responsibility as the new owner, and that's exactly where the expensive defects hide. We've seen completions go through with £8,000 of root-induced collapse undiscovered because no one specifically commissioned a drainage inspection.

What you do with the findings depends on what we find. A clean report means you're proceeding with full information and one less unknown. Minor defects (mild root ingress, light scale, a slightly displaced joint) are common in Yorkshire's older housing and rarely deal-breakers — but knowing about them at the negotiation stage usually means a small price adjustment. Significant defects (extensive collapse, total root blockage, mis-connection to a soakaway that's saturated) are exactly the things that justify either a meaningful price reduction or asking the seller to remediate before exchange.
