A RICS HomeBuyer or Level 3 survey doesn't look at drains. A pre-exchange CCTV survey costs £150–£250 and routinely uncovers issues worth four figures to repair — giving you negotiating room or letting you walk away from the wrong house.

A CCTV drain survey is a non-invasive visual inspection of your underground drainage system using specialist camera equipment. The camera is fed through the pipes to capture high-quality footage, allowing our engineers to identify any issues without excavation.
Most residential surveys take between 1 and 2 hours depending on the size and complexity of the drainage system. Larger commercial sites may take longer. We'll give you a realistic timeframe when you book.
