The reality is that new builds are often handed over before drainage systems have been fully inspected or tested. Soil, grit, and construction debris can be left inside pipes during the build. Connections between the new drainage and the adopted public sewer are sometimes poorly made. Root ingress from newly planted landscaping can appear faster than you'd expect.

Does a new build warranty cover drainage defects?

The NHBC Buildmark warranty covers drainage defects caused by the builder's failure to meet technical requirements, but only if you report them within the two-year builder warranty period. This makes getting a pre-completion drain survey — or an early survey in the first year — essential. Problems identified and reported in writing within that window are the builder's responsibility to fix at no cost to you. Problems found after two years are yours to deal with.
